04/10/2025 Update:
Dear Spanish Main Owners,
The overall update for the status of the community is as follows:
1. Restoration Contractor:
- Claremont Property Company(CPC) is continuing the electrical and plumbing work. Rough in inspections for both electrical and plumbing continues in permitted units. As of Monday afternoon (April 7th) 92 units have passed electrical, 38 units have passed plumbing, and 26 have passed framing.
- Drywall was hung in 7 Units by end of day Monday. An additional 8 units were ready for drywall installation.
- Drywall, cement board and associated materials continue to be placed in units in preparation for installation.
- Prescott Engineering (PE) is continuing to monitor the progress of the project so that when invoices are provided, they can be reviewed for accuracy.
- PE has reviewed and approved door and window submittals provided by CPC.
2. Insurance Adjustments and Planning:
- Swerling Milton Winnick (SMW) continues to negotiate with the insurance company. Initial offers from the insurance company continue to come in and breakouts created by CPC are going out to residents. SMW will coordinate with owners regarding missing or inaccurate line items from the breakouts. Universal items needing adjustment will be negotiated for all units that apply.
- PE will review the final negotiated scope of work to assess what approved line items ServPro completed and is entitled to receive. Any work we are notified of that was completed by the owners and/or any work completed by CPC will be excluded.
- Additionally, claims of damages or unnecessary demo created by ServPro will be part of the negotiated settlement amount for their payment.
3. Future Work and Permitting:
- CPC will continue to provide an updated timeline for the work with their weekly updates.
- Permit process continues for remaining units that have not yet been fully issued.
- CPC will continue to work with SMW as initial offers from the insurance company come in to breakout the estimates in a form residents can more easily understand and review.
CPC has provided information on each unit with their update. It is critical for the outstanding units who have not done so that they sign and return their content release forms. CPC will not be able to start any work on your unit until they have received this form. PE will not be able to inspect your unit for resolution of ServPro invoices until these forms are signed and access is granted.

- Drywall installation has begun in units that have passed framing, electrical, and plumbing inspections by Longboat Key.
- Drywall, cement board and associated materials continue to be placed in units in preparation for installation.
- Prescott Engineering (PE) is continuing to monitor the progress of the project so that when invoices are provided, they can be reviewed for accuracy.
