Following Hurricane Milton, the Association conducted an initial walk around of the community. This revealed visible wind damage to the exterior of many villa roofs and HVAC systems.
As a wind event, Hurricane Milton falls under the Association’s wind insurance policy. The Association’s public adjuster, Swerling Milton Winnick, is overseeing the wind claim and the details required for submission.
Prompt mitigation was necessary to prevent further water intrusion and interior damage to some villas. ServPro was contracted by the Association to complete emergency inspections of villa exteriors inclusive of roofs and visible damage to HVAC systems. These have been completed and documented with photos. The results indicated that 61 roofs needed some form of immediate mitigation: six of these were flat roofs with severe damage, the remaining 55 had other forms of damage.
The restoration company has begun work and anticipates emergency mitigation repairs will be completed by the end of the weekend. These repairs are not the same as reconstruction, they are intended to be short-term solutions necessary to prevent further damage.
Each of the affected owners will receive an email with a link that contains photos of the damage to their roofs. The email will be from “CompanyCam”. The photos will show the “before” images as well as “after” images that depict the emergency mitigation work (pending completion).
